This is a common problem with flat roofs. I never suggested that anyone build or purchase a building or property of any type with a flat roof because of this issue. It seems that a problem is always waiting to happen, and it is better to have roofs that can resist hail impact than a flat one regardless.
This installation was especially odd because the home owner actually puts concrete 12×12 pads down on top of rubber roofing. I couldn’t believe it. No professional company, like Nimbus Roofing or any other, would consider doing something like this. It would be a very strange route to consider, at best.
At any rate, this is not a good idea and is the reason for the roof repairs.
This area where the roof was so rotted that we almost stepped through it. Anywhere within a 4 x 4 area was dangerous to step on, to the point where we’d consider this time to call in JAE Construction or someone else to do some heavy duty work to get things fixed up. The material under the rubber membrane was something that I had never seen before. And it had broken down into powder.
They used this to create the slope needed for roof to drain. It was probably OK as long as it did not get wet. Once we got all of this material up. It was time to get down to the sub floor and start this flat roof repair.
As you can see here, the joist was rotted out near the top edge. We had to do some scabbing on other joist which were secured to the existing joist. This was to fortify the original member. We did this on both sides of the joist that were effected.
Once we had the structural aspect of the project secured. We then started the process of putting the flooring system back in place.
At this point we will come back and update the post as the project continues to make progress.
